Bali is a small island, but each area has its own clientele, pace and rules. Choosing the location means choosing who you will rent to and how you will enjoy the property.
Quick answer
- Canggu and Uluwatu: strong tourist demand, competition and high prices.
- Sanur and Nusa Dua: family clientele, a more stable market.
- Ubud: wellness and longer stays, no beach.
- Amed and Tabanan: lower entry prices, zoning to be checked closely.

Ask my question on WhatsApp1. Canggu, Pererenan and Tumbak Bayuh — the energy of the south-west
Atmosphere: surf, cafés, coworking spaces, beach clubs. Clientele: young travellers, couples, remote workers, stays from a few days to several weeks.
Strengths: international reputation, sustained rental demand, plenty of services. Watch out for: heavy competition, traffic jams, increasing density. Pererenan and Tumbak Bayuh, to the west, offer a quieter setting and more accessible entry prices while staying close to the action.
2. Uluwatu and the Bukit peninsula — clifftop high end
Atmosphere: spectacular beaches, cliffs, sunsets, world-class surf. Clientele: affluent travellers, couples, honeymoons.
Strengths: premium positioning, strong visual appeal. Watch out for: expensive land, tightly controlled planning (illegal structures were demolished in 2025), water access to be checked depending on the sector.
3. Ubud — the cultural and green heart
Atmosphere: rice fields, temples, yoga, gastronomy. Clientele: wellness travellers, longer stays, retreats.
Strengths: strong identity, loyal clientele. Watch out for: no beach, heavy traffic in the centre, higher humidity to manage in maintenance.
4. Sanur — the safe family choice
Atmosphere: long-established seaside resort, seafront promenade, calm sea. Clientele: families, retirees, long stays.
Strengths: close to the airport and Denpasar, mature market, departure point for boats to Nusa Penida and Nusa Lembongan. Watch out for: less “trendy” than the south-west, which can limit nightly rates.
5. Nusa Dua — the planned enclave
Atmosphere: large hotels, managed beaches, security. Clientele: families, business travel, premium stays.
Strengths: organised setting, reassuring image. Watch out for: market dominated by hotels, little land available for villas.
6. Amed and the east coast — unspoilt nature
Atmosphere: fishing villages, diving and snorkelling, views of Mount Agung. Clientele: divers, travellers looking for peace and quiet, stays of several days.
Strengths: lower entry prices, authentic setting. Watch out for: distance from the airport, more seasonal demand, and the Karangasem district is affected by restrictions on new tourist construction in agricultural zones: the zoning of each project must be checked.
7. Kaba-Kaba and Tabanan — the developing outskirts
Atmosphere: rice fields, villages, close to the south-west beaches. Clientele: travellers who want quiet within reasonable distance of Canggu.
Strengths: more affordable land, serviced development projects. Watch out for: Tabanan is one of the districts where tourist construction on agricultural land is restricted: zoning and permits are the first documents to ask for.

Frequently asked questions
What is the best area for rental in Bali?
There is no universally best area. Canggu and Uluwatu concentrate tourist demand, but also competition. The right choice depends on the clientele you are targeting and the purchase price.
Is Amed a good choice for investing?
Amed offers lower entry prices and an unspoilt setting, but more seasonal demand and a long distance from the airport. The project's zoning must be checked.
Can you buy on the beachfront in Bali?
It is possible but tightly regulated: illegal beachfront buildings were demolished in 2025. Check the zoning and permits before making any commitment.
