Investing in real estate in Dubai starts with a concrete question: are you looking for rental income, a home or a resale further down the line? The same apartment can suit one goal and serve another poorly. This guide links the decision steps: budget, neighbourhood, type of property, net yield, checks and exit.
The decisions to make before reserving
- Set your total budget and the reserve you keep available.
- Choose the target tenant and compare properties that are truly comparable.
- Test the yield after charges and vacancy, with several scenarios.
- Check the documents for the property, the project and the professional.
- Plan a solution in case handover, letting or resale takes longer.
Do you have a budget and an investment horizon? Let's prepare a comparison suited to your project.

For rental income, study tenant demand, the cost of management and the charges. For personal use, give more weight to journey times, services and comfort. For a resale, examine the entry price, the competition and the number of buyers able to take the property on. A price rise announced in a presentation is not a guaranteed scenario.
Write down your horizon and your constraints: the amount available today, future payments, your need for income and your ability to keep the property if the exit is delayed. Selection begins after this framing.
2. Build the total budget, beyond the advertised price
Your committed capital includes the price of the property and the costs needed to bring it into service: registration, transaction fees, any financing, furnishing and a reserve. Ask for a written budget showing each item and its source before signing. The detail depends on the unit and the structure; see the guide to property purchase costs in Dubai.
For an off-plan purchase, place each instalment in a cash-flow calendar. For a completed property, cost the works or the furnishing and the time before it is let. If your savings are in euros, also test the effect of the exchange rate on the remaining payments. An affordable monthly payment is not enough to make a total price attractive.
3. Compare neighbourhoods with the tenant in mind
The name of the neighbourhood is not enough: two buildings close to each other can differ in access, maintenance, charges, view and competition. Compare the surface area in m², the floor, the orientation, the condition and the management of the building. Separate advertised rents from rents actually achieved.
The comparison of Dubai's neighbourhoods helps to frame the criteria. You can look more closely at Business Bay and Dubai South, then ask for an analysis at the level of the building and the unit. Micro-location matters more than a general city-wide average.
4. Off-plan or completed property: two different timelines
A completed property can be visited and its condition checked. An off-plan project requires you to judge the developer, the contract, the progress and the payments before seeing the finished product. Compare the capital tied up, the time before income and the resale conditions, rather than choosing on the visuals alone.
See the guide to buying off-plan in Dubai and the project verification checklist. If you need income quickly, explicitly include the time without rent in your comparison.
5. Calculate the net yield with a prudent scenario
The net yield before tax and financing is calculated by dividing the annual rental income after operating costs by the total capital committed. Deduct vacancy, the charges you bear, management, maintenance and the other costs linked to the type of letting. For a financed purchase, then calculate separately the cash flow after loan repayments.
Fictitious example in euros, unrelated to any offer: for €250,000 of total capital committed, €18,000 of annual rent received and €5,000 of annual costs, the net income is €13,000, i.e. 5.2% before tax and financing. If the rent received falls to €15,000 and the costs rise to €6,000, this yield drops to 3.6%. This calculation illustrates a method; it does not predict any yield.
The guide to net rental yield in Dubai sets out the formula in detail. Keep a prudent, a central and a favourable scenario, and ask for the dated comparables that justify the rent used.
6. Check the project and the people you deal with
The Dubai Land Department offers a project status verification service. Dubai REST lets you, among other things, consult the progress and the escrow account information. Use official information to cross-check the documents you receive.
Before any payment, match up the unit, the seller, the contract and the payee. Have the important clauses checked: instalments, delay, cancellation, assignment and fees. An administrative check does not replace an analysis of the price or an independent reading of the contract.
7. Buying from abroad and preparing for after the purchase
The process for buying from abroad sets out the practical steps. Also prepare for taking delivery of the property, furnishing, management and the documents to keep. An investment does not end at the reservation.
Your tax residence must be examined with a competent professional. The guides for residents of France and Belgium identify the questions to frame; they do not replace personalised advice.
8. Prepare a realistic resale
Before buying, identify the future buyer: investor, owner-occupier or another profile. Check what they will be able to compare at the time of your exit. Cost the resale and test a later sale or one at a less favourable price. If your plan only works with a rapid rise, it is fragile.
The file to request in order to compare two units
- Exact floor plan, surface area in m², floor, view and orientation.
- Total price, payment schedule and a budget for all the costs.
- Charges and a rental estimate supported by dated comparables.
- Documents for the project or the property and official checks.
- Management and assignment conditions, and a prudent resale scenario.
