Investing in Dubai: the guide to framing your project

A yield quoted without a comparable rent, without charges and without vacancy assumptions is worth almost nothing. To compare two properties in Dubai, use the same formula, the same time horizon and a prudent rental scenario.

Quick answer

  • Gross yield = annual rent ÷ purchase price.
  • Net operating yield = rent collected minus recurring costs, divided by the total capital committed.
  • Approved service charges can be looked up in the Dubai Land Department's Service Charge Index.
  • Test at least one prudent scenario with vacancy, maintenance and a rent below the advertised figure.

1. Start from a defensible rent

A rent asked for in a listing is not necessarily a rent that has been signed. Compare several units of similar size, condition, furnishing, floor and view. For short-term rental, do not confuse high-season income with the annual average.

Then settle on a central rent and a prudent rent. If the project has not been delivered, increase your safety margin: competing supply at handover may differ from what you see today.

2. Deduct the costs that come back every year

Service charges, management, maintenance, vacancy, re-letting costs and furniture replacement reduce the income actually collected. The Dubai Land Department provides an official index of charges for approved projects.

To compare two units, use documented assumptions and keep the source of each figure. A property that yields slightly less but is more liquid may suit your goal better.

Items to deduct:

  • Approved annual service charges
  • Rental management and re-letting
  • Vacancy and any unpaid rent
  • Maintenance and furniture renewal

3. Use total capital as the denominator

The purchase price is not all the capital tied up. Add registration fees, administrative fees, furnishing, any professional fees and the initial reserve. That total is what the economic calculation should be based on.

If the property is financed, separate the yield of the asset from the effect of the loan. A low instalment does not automatically improve the quality of the property; it only changes your cash flows.

4. Compare three scenarios

Build a central scenario, a prudent scenario and a stress scenario. Vary the rent, vacancy, maintenance and time to let. This method quickly shows whether the project remains acceptable when not everything goes perfectly.

Three approaches:

  • Central: documented market assumptions
  • Prudent: lower rent and higher vacancy
  • Stress: delay, unexpected expense and slower exit

Frequently asked questions

What rental yield should you aim for in Dubai?

There is no universal figure. The acceptable yield depends on risk, liquidity, financing, the neighbourhood and your time horizon. Always compare net figures using the same assumptions.

Are service charges the same in every building?

No. They vary with the project, the facilities, the chargeable area and the approved budget. Check the specific project in the official index when the data is available.

Should you prioritise yield or capital growth?

It depends on your goal. An income-oriented asset and a growth-oriented asset do not always share the same location, risk or holding period.
